We work hard to make sure to match the very best properties with the very best tenants!
Tenants must fill out a thorough rental application, which we verify by phone, and we also run credit reports, background checks, and criminal history reports.
Once approved, tenant signs a state lease, which is generated by our company, and you will receive the copy and a move-in inspection of the premises.
We do interior inspections once a year, and additionally, our contractors keep us informed of any other issues that mayneed to be brought to our attention.
We also do drive-bys when we are in the area to assure that your property is being well maintained and that the tenants ar satisfied. You will receive a copy of this report so that you are always kept in the loop.
Maintenance and Repairs
You are no longer woken up at all hours of the night for a repair!
We have all types of contractors 24 hours a day, seven days a week!
We only work with experienced and trusted contractors to ensure that any issue is handled swiftly and efficiently. They bill us direcly.
We get the best prices because of the many years they have worked for us. Both your tenants and your wallet will be happy!
Rents are due on the fifth day of every month, including holidays and weekends (we have a dropbox if we are closedfor the tenant's convenience).
We send late notices out on the 6th and dispossessory warrants on the 13th (excluding weekeds), and you will be notified of every action taken against tenant.
We also file the actual eviction notice with the courts (which is very rare).
We take every step possible to make sure that you receive your rent in a timely manner.
You will receive a check from our company with monthly statements, detailing income and expenses. We can direct deposit your check at no extra charge if you would prefer.
